Brian is a Chartered Surveyor and joined DNG in their Bray branch in 2000. Brian has also spent time working in Terenure and his last transfer in 2008 was to Stillorgan where he is now Branch Manager.

The reasons for choosing estate agency as his career, were twofold for Brian. He loves property and he knew that no two days would ever be the same, and as Brian enjoys working in an ever-changing environment, he felt that this would literally, be right up his street. As an estate agent, Brian advises that being an effective communicator and having the ability to move fast, are two key ingredients. This is his chance to impress and preparation for these meetings is key; understanding the area, property value and recent sales, are all an important part of his tool kit. Brian’s day is made up of a variety of tasks, and each one helps his client to move further along, in terms of buying or selling, whether it is calling clients, listing properties or doing valuations. He gets his calls done first thing; experience has taught him that it is easier to speak with people earlier in the day. He will liaise with vendors who may have had a viewing of their home the evening before and provides valuable feedback in terms of prospective buyers first impressions. His proactive approach ensures a smoother sales process and a quicker sale for both parties.

Brian has an unrivalled ability to pick out the right house, for the right person, and when that happens he is able to take them all the way through the process making it as seamless as possible. With his intricate knowledge of buying and selling houses, he guides each client with ease and is more than a helping hand, when there is often

Valuations are a huge part of the process and with fifteen years of experience and knowledge in the area, means that if a mouse moves, he will know about it. He uses the comparable method of valuation and sees this as an important indicator and factor in assuring that the right value, is put on each property. There is also a wealth of resources within DNG that Brian can draw from, and this coupled with a keen eye to follow properties that are for sale with other agencies, ensures that valuations are accurate.

When a client chooses to move forward with Brian, he starts the process of listing the property and the mechanics in the background get underway. Between arranging signs, brochures, BER’s, newspaper advertisements, floor plans and ensuring that the property is polished and ready to be photographed, there is a sizeable amount of work that goes on behind the scenes. Once the property is advertised, viewings are arranged at a time that suits both the buyer and the seller.

Brian advises clients to have their paperwork ready to go to avoid delays and this paperwork could include marriage or death cert, planning permission, certificate of exemption, compliance map, or even anti-money laundering documents, these take time to gather. Brian takes great pride helping his clients to get through this part of the process, easily and as stress free as possible.
