When renting a property with Douglas Newman Good we will require the following items prior to a lease agreement being signed;

1. Photo identification, e.g. a passport or drivers licence.

2. A security deposit. This is usually equivalent to one months rent and is returned to you upon completion of your lease agreement or upon vacating the property.

3. References from the following sources;
• A current bank reference
• A reference from a previous landlord or if this is not available two character references.
• An employer’s reference or if self employed a professional reference, e.g. from an accountant.

4. In certain circumstances a guarantor may also be required. If none is available a landlord may request that all rent is paid in advance.

Once all references are thoroughly checked and confirmed, we will draw up the lease agreement for the time period required.

Once the tenancy agreement is signed we will organise where possible for the utility bills to be transferred into the tenants name. It should be noted that due to security policies in place with the ESB, NTL and eircom, the request for the name change on a utility bill must come from the tenant,

It should also be noted that should the rent per annum exceed €19,046.71, the tenant must pay 1% Stamp Duty of the annual rent plus a €12.70 stamping charge.
